As an Atlanta home inspector, we like to try and keep people informed about health and safety issues. We wanted to take a moment and let you know that January is the month that Organizations like the Environmental Protection agency gears up to promote awareness of the dangers of Radon gas. Most people don’t know about radon gas and some of those that do know about radon don’t really know that much. I have been amazed to find out that two homes in the very same neighborhood can have very different readings. One home can be tested and have very low readings. Which is anything below 4 pCi/L. And the house next door can have a high reading of 13 pCi/L. We have actually ran across these exact circumstances. It also has nothing to do with the size or the age of the home. Being a brand new home does not protect you from having radon gas in your home.
The EPA recommends that any home that has a reading of over 4 pCi/L have a radon mitigation company come out and install a radon mitigation system in the home.
Another thing that I want to point out is that not all radon mitigation companies are the same, of course this should go without saying, but you would still be surprised. We recently had a home test very high, above 30 pCi/L and they called a guy that we recommend simply because we have seen his work and he does a quality job for a competitive price. When we retested the test came back with a 1.3 pCi/L and the client was very happy. I would also be a little hesitant to use a company that does both radon testing and radon mitigation.
We got called by another client who had a builder installed radon system and we ended up providing them a radon test. Now they had this radon mitigation system installed right at 1 year, and when we got the test results back it was reading above 8 pCi/L. Make sure that if you have a system installed to come back and have a retest done preferably by someone other than the builder or installer.
We recommend that when you get a radon test done, that you chose to have a 48 hour continuous test preformed. This means that someone will come in and set up a continuous monitor, the monitor will take a reading every hour and record it. It then will give you the average at the end of the 48 hour period.
