As an Atlanta home inspector I often have the opportunity to talk with people about their home inspection process. The one thing that I hate to run up on is a home owner that is selling their home and I happen to be there for the buyer, and locate an issue. One of the things that I hear, is “Well I had this home inspected by (no names here) and they never mentioned it, why didn’t they tell me about this before I bought it?” A lot of the times these items are located on the roof and could be missed by someone who will not or does not walk the roof now day. Another thing I get asked is why do I take so long, once again they are comparing my three to four hour home inspection compared to their one and a half to two hour inspection. I feel sorry for these home owners who are now left holding the bag and there isn’t a thing that I can do about it. Make sure when you are calling around and getting quotes for your up coming home inspection that you are comparing apples to apples, or quality to quality. The one thing you don’t want is Cheap Charlie doing your home inspection, there is a reason why he is cheap and he may end up costing you hundreds or even thousands in the long run.

Atlanta home inspector shares another home inspection picture

As the Atlanta home inspector I am out there everyday doing home inspections to make sure that clients are protected and have peace of mind about the home they are about to purchase. Most of the clients appreciate how thorough I am and the fact that no area goes unchecked, including the roof, attic and crawl spaces. Inserted is a picture of where I found a Garage door springs that needs a safety cable running through it just in case they break. Most of the time home owners don’t think about this or the fact that if they break and there is no safety cable there they can fly down and hit someones car or personal belongs or worse, hit someone in the face. Safety is our main concern and I inspect every home as if I was going to be living there.

Insurance tip from Atlanta Insurance Live, Chris Jordan

As an Atlanta home inspector, I often run across things that I think would benefit new home owners. My good friend, Chris Jordan from Atlanta Insurance Live is always sharing great videos and information with me and I wanted to share the following link to his latest tip. http://atlantainsurancelive.com/?p=394 : Do you have an inventory of your household items? If you do then you should be smiling like the couple in the photo, no one ever plans for tragedy to hit, but better to have a plan and not need it then not have a plan and need it. It’s your choice.

Hope that helps! He also has some great links on his website for other valuable tools when you are dealing with insurance. When purchasing a new home their is two things that you don’t want to do without, insurance and a great home inspection to make sure that you are not buying the money pit! It is no longer a great deal if you end up spending thousands on undisclosed issues.

Exposure to Radon Gas Causes Lung Cancer

Exposure to Radon Causes Lung Cancer In Non-smokers and Smokers Alike

Lung cancer kills thousands of Americans every year. The untimely deaths of Peter Jennings and Dana Reeve have raised public awareness about lung cancer, especially among people who have never smoked. Smoking, radon, and secondhand smoke are the leading causes of lung cancer. Although lung cancer can be treated, the survival rate is one of the lowest for those with cancer. From the time of diagnosis, between 11 and 15 percent of those afflicted will live beyond five years, depending upon demographic factors. In many cases lung cancer can be prevented; this is especially true for radon.

*Radon is estimated to cause between 15,000 and 22,000 deaths per year, according to the National Academy of Sciences 1998 data. The number of deaths from other causes are actuarial data taken from 2000 National Safety Council Reports

Cobb County is one of the highest on Radon map by EPA.

What zone are you in, red zone, orange zone, or yellow zone, the through of the matter is, no matter what zone you are in, the EPA recommends that you get your home tested and so does the Atlanta home inspector. This is not just recommended for new home buyers and sellers, but it is recommended to have your home tested for radon gas even if you plan to stay there for many years. Call 404-788-2581 today to get your home tested for radon gas, you will be glad once you have that peace of mind.

Here is the map for Georgia regarding radon gas! Notice Fulton, Cobb, Gwinnett and Dekalb is the highest areas. Cherokee, Forsyth and most of North Georgia is in the orange area.

	Zone 1 counties have a predicted average indoor radon screening level greater than 4 pCi/L (pico curies per liter) (red zones)	Highest Potential
	Zone 2 counties have a predicted average indoor radon screening level between 2 and 4 pCi/L (orange zones)	Moderate Potential
	Zone 3 counties have a predicted average indoor radon screening level less than 2 pCi/L (yellow zones)	Low Potential

We have had serveral high radon gas readings right here in Cherokee County in the Hickory Flat and Macedonia areas.
