Foreclosure Bargains Are Disappearing
Buyers of foreclosure have to be quick these days. Some houses go under contract fewer than 90 minutes after they are put on the market, says Brad Geisen, founder of Foreclosure.com.
“For every listing that comes out, we have 10 buyers,” says Cesar Dias, an associate with Approved Real Estate Group in Stockton, Calif.
Dias had 15 minutes of fame after introducing foreclosure sales tours last year. Now the tours are defunct because there are not enough homes to show.
“We had a lot of inventory last summer. Now we’re down to 1,500 listings — from more than 5,000,” Dias says.
In Florida, real-estate investment companies, buying in bulk and paying cash, face competition.
Even in the hard-hit Detroit area, bargains are disappearing.
“For a good house that’s not too beat up, in a good neighborhood, there’s no lack of buyers in this market,” says Andy Sakmar, founder of Century 21 Sakmar in Rochester, 20 miles north of the city. “There are a lot fewer of these properties than a year ago, and the super buys get multiple offers.”

As an Atlanta home inspector it is my job to look closing at every detail whe
n doing a home inspection, but in this case I didn’t have to look to hard (and neither would you) to see the problem. Now when I say problem, I don’t mean that as this is a problem and that you should abandoned ship (or worse yet house) what I mean is this is really a simple little thing that if you’re not interested in sitting on your lower deck and perhaps getting wet, then I would finish out the gutter to the ground. Of course there are other reasons to go ahead and finish the gutter to the ground, but when I am talking with you as a client, I like to lighten things up and have a little fun. The only time I get real serious is when it is a safety issue and it’s going to put you or your family at risk. Then I’m all serious. TPR Valve issue found in a Alpharetta Home Inspection

Atlanta home inspector “It’s all in the tools”

As an Atlanta home inspector we have certain tools that we use on every job. We use a pda which we store our computerized home inspection report in, a camera so that we have digital pictures, we use a moisture meter, a voltage tester and all kinds of other tools just to get an accurate picture of you perspective home.
Every body has a different set of tools and must have common knowledge of how to use them. I’m sure that each and everyone of you have tools for your trade also. If you’re about to start a framing project you wouldn’t use a trim hammer. You want to use the right tools for the job.
Did you know that as a home inspector we give each person that has gotten an Atlanta home inspection done by us a separate maintenance summary so they can use it as a tool to see what needs to be done and what has to be done. This tool can ultimately save the new home owner a lot of money because they don’t overlook things such as caulking around the windows and door jams to keep water from penetrating the walls.

This being a new roof, and when they took the toeboards off the roof they did attempt to seal it. The best thing for them to do would have been to replace that particular shingle tab. With this being a new roof and the life expectancy being ten to fifteen years depending on the shingle you really don’t want to start off on day one with a defect like this, do you?
If you’re buying a brand new home let me encourage you to get it inspected. Most of the time, it will be minor issues that if left uncovered will cause larger issues not to far down the line. These things are found during a routine home inspection.

As an Atlanta home inspector I find all kinds of interesting wiring situations. And this one is not an acception to the rule.
I found this extension cord ran all the way across the ceiling and down to the outlet. Most of the time the garage door opener is hardwired in to a direct power box. We not only have the garage door plugged in here but 2 other items as well. Extension cords should not be used as permanent wiring. This is just an example of someone trying to do a quick fix.
