Is your Atlanta home inspector known for going on the roof? I am amazed at how many don’t go on the roof now days. This picture was taken of a brand new home, with a brand new roof. Now I don’t know about you but if I was buying a brand new home I would expect some flaws but nothing like this. The builder was happy that we found this at the beginning stages instead of waiting until the builders warranty walk through. Why? Because there is no guarantee that the roofing contractor that he hired will still be around in eleven months, and it would have to come directly out of his pocket. Still think you don’t need to have a brand new home inspected, thing again. You will be happy you did.
Certified home inspectors are trained to look for different home inspection items. It is important to get new home inspected before you get to the closing table so that you have more negotiating power.

September 21, 2009 is a day that will resonate with Atlanta residents for many years. Parts of our city experienced as much as 20 inches of rainfall in a 48 hour period, causing devastating flooding throughout the area. Thousands of homes have been lost, and families will spend months (and in some cases, years) trying to rebuild their lives. The truly unfortunate side of this story is that many of these families did not have flood insurance.
Flooding from rainfall is not covered under a standard homeowner’s insurance policy. A flood insurance policy is something that must be purchased separately through FEMA. Out of 2.2 million homeowners in Georgia, it is estimated that only 91,000 households have a flood insurance policy.
There are three types of flood insurance policies available. First is a policy that covers both your dwelling and your contents. This type of policy is available in both standard risk and preferred risk areas. Next is a policy that covers only your dwelling. This type of policy is available in standard risk areas only. Finally, you can get a policy that covers only your contents. This policy can be purchased in either preferred or standard risk areas. Maximum coverage on a flood policy is $250,000 for your dwelling, and $100,000 for your contents.

As the Atlanta home inspector I am out there everyday doing home inspections to make sure that clients are protected and have peace of mind about the home they are about to purchase. Most of the clients appreciate how thorough I am and the fact that no area goes
unchecked, including the roof, attic and crawl spaces. Inserted is a picture of where I found a Garage door springs that needs a safety cable running through it just in case they break. Most of the time home owners don’t think about this or the fact that if they break and there is no safety cable there they can fly down and hit someones car or personal belongs or worse, hit someone in the face. Safety is our main concern and I inspect every home as if I was going to be living there.

As an Atlanta home inspector, I often run across things that I think would benefit new home owners. items? If you do then you should be smiling like the couple in the photo, no one ever plans for tragedy to hit, but better to have a plan and not need it then not have a plan and need it. It’s your choice.
