Couple angry because they chose the wrong Atlanta home inspectorAs an Atlanta home inspector I often have the opportunity to talk with people about their home inspection process.  The one thing that I hate to run up on is a home owner that is selling their home and I happen to be there for the buyer, and locate an issue.  One of the things that I hear, is “Well I had this home inspected by (no names here) and they never mentioned it, why didn’t they tell me about this before I bought it?”  A lot of the times these items are located on the roof and could be missed by someone who will not or does not walk the roof now day.  Another thing I get asked is why do I take so long, once again they are comparing my three to four hour home inspection compared to their one and a half to two hour inspection.  I feel sorry for these home owners who are now left holding the bag and there isn’t a thing that I can do about it.  Make sure when you are calling around and getting quotes for your up coming home inspection that you are comparing apples to apples, or quality to quality.  The one thing you don’t want is Cheap Charlie doing your home inspection, there is a reason why he is cheap and he may end up costing you hundreds or even thousands in the long run.

physical risk nor in danger of damaging materials, I try an walk most roofs. However, in most states, they are not required to do this. In the winter weather conditions might render a roof hazardous. An inspectors’ report must state however, by what mechanism they were able to visually inspect a roof and what areas of the roof were visible. It’s important that they document every small detail of what has been observed for their own liability purposes. A home inspector cannot be held responsible for a roof leak he was not able to visually observe. Where does that leave you as a client, when the home inspector you chose does not walk the roofs?  Here lately, I have been on several roofs and realize that from the ground there is no way I would have found certain defects. 

Roof Inspection Details

My home inspection final report is often lengthy and the roof is only one aspect. Typical information that should be included on your report is the type of roofing material used. By far the most common material is asphalt shingle, but there are other popular roof coverings, as well, including stone, metal, and wood.

When visible, I will include detail conditions of chimneys, skylights and other roof structures, noting especially flashing, seams and following clues for any signs of leaks or structural breach. And, of course, there will be the visible inspection of the roofing material itself and the general condition, possibly its age and any repair issues.

Atlanta home inspector was unable to test this dishwasherI don’t know how others do it, but when a dishwasher has personal items in it then I am unable to test the dishwasher properly.  Now this is just one of the many simple and different things that I learned when I went to school at Kaplan’s ITA home inspector school.  I didn’t just decide one day that I wanted to be a home inspector and go get a flashlight and a latter and start inspecting.  I studied at a physical school in a classroom setting and then I have since gone back to classes just to make sure that I am up to date on items.  So many times people don’t take home inspections or home inspectors seriously, but when I am dealing with your families safety, it’s a big deal to me.  When you hire me to do your home inspection you can rest assured that I am well trained and insured so that you can have “Peace of Mind!”

The Alpharetta home inspector never thought he would see this during an Alpharetta roof inspection

As an Alpharetta home inspector I have seen some really unusual things before, but this one nearly took the cake!  During a routine home inspection in Alpharetta Georgia I ran across the following home inspection item in the following picture.patrick cassie hayes 041 300x225 The Alpharetta home inspector never thought he would see this during an Alpharetta roof inspection

We found a water spigot on top of the roof along with a bracket for what I guess is a hose to slide through.  Now I have to admit, this is either the most unusual things I have seen or maybe the wisest things I have seen.  You see this house is surrounded by beautiful huge trees and the leaves are all in the gutters and on the roof.  So if I was going to clean the mess off the roof I would probably try and pressure wash it or at least hose it and the gutters off.  This home owner just took it a step further and put his spigot right there on the roof for easy access.
