Atlanta home inspector goes there when others won’t or can’t

During this Atlanta home inspection I was inspecting the attic in this North Atlanta home and found the following issue. As an Atlanta home inspector, it is my job to thoroughly check all areas of the home to make sure that you don’t end up with a money pit. I have heard of Atlanta home inspectors that either don’t or can’t get all the way into the attic to inspect it. What they do is put a latter up into the attic scuttle hole, pop their head up through the hole take a quick look around and call it inspected. I find so many issues up in the attic when I am doing an Atlanta home inspection that I would not feel like I was doing you, my client, a thorough job, if I didn’t go all the way into the attic. The last thing you want is to have an issue like I found in this picture that would cause you financial hardship after you have closed on your dream home. This one issue could cost you over time, by creating higher electricity bills and once you did find it, you would then be responsible for putting the attic insulation in. Needless to say the buyers that hired me to do this North Atlanta home inspection, were very happy that I found where the home owners had added an addition onto the home and failed to have it insulated. The sellers wondered why their electricity bill was so high. They never dreamed that the contractor didn’t finish the job completely. And of course they didn’t ever go up in the attic themselves. Atlanta home inspectors funny findings

As an Atlanta home inspector I often find funny things all the time during my Atlanta home inspections that make you ask the age old question “what we’re they thinking?” During this Atlanta home inspection I found where the deck was built and one of the support post had a stump as the footer. Now I’ve seen some pretty unique footing systems during my home inspection career, but this one really made me laugh. I was able to insert my screw driver all the way into the stump with very little pressure at all. Now hopefully most of you know why this is a problem but just incase you don’t here is the issue. As this stump is rotting, it is allowing the post to sink, which in turn makes the deck unlevel. Now that is not the biggest issue. The biggest issue is the strain that this puts on the items that attached this deck to the house. In older homes they simply used nails and other items instead of lag bolts. If that is the case here, then you’re looking for a major accident to happen once the party moves outside on the deck. Most deck post are supported either by a poured footer or at least a concrete block.

Is water getting inside and ruining your framing?

During a recent North Atlanta, Alpharetta home inspection I discovered something interesting, but somewhat common, on this new home inspection. On the outside of the home, where the cement fiber siding is, I found holes in the mortar joints, between the bricks. In order to keep water from getting down behind the bricks and into the framing, all holes need to be caulked and filled around the entire home. Builder is glad we caught this on this brand new home

Is your Atlanta home inspector known for going on the roof? I am amazed at how many don’t go on the roof now days. This picture was taken of a brand new home, with a brand new roof. Now I don’t know about you but if I was buying a brand new home I would expect some flaws but nothing like this. The builder was happy that we found this at the beginning stages instead of waiting until the builders warranty walk through. Why? Because there is no guarantee that the roofing contractor that he hired will still be around in eleven months, and it would have to come directly out of his pocket. Still think you don’t need to have a brand new home inspected, thing again. You will be happy you did.

As the Atlanta home inspector I am out there everyday doing home inspections to make sure that clients are protected and have peace of mind about the home they are about to purchase. Most of the clients appreciate how thorough I am and the fact that no area goes unchecked, including the roof, attic and crawl spaces. Inserted is a picture of where I found a Garage door springs that needs a safety cable running through it just in case they break. Most of the time home owners don’t think about this or the fact that if they break and there is no safety cable there they can fly down and hit someones car or personal belongs or worse, hit someone in the face.
