No this did not go in the report and really had nothing to do with the home inspection, I just thought it looked pretty cool.

Builder is glad we caught this on this brand new home

Is your Atlanta home inspector known for going on the roof? I am amazed at how many don’t go on the roof now days. This picture was taken of a brand new home, with a brand new roof. Now I don’t know about you but if I was buying a brand new home I would expect some flaws but nothing like this. The builder was happy that we found this at the beginning stages instead of waiting until the builders warranty walk through. Why? Because there is no guarantee that the roofing contractor that he hired will still be around in eleven months, and it would have to come directly out of his pocket. Still think you don’t need to have a brand new home inspected, thing again. You will be happy you did.

Atlanta home inspector shares another home inspection picture

As the Atlanta home inspector I am out there everyday doing home inspections to make sure that clients are protected and have peace of mind about the home they are about to purchase. Inserted is a picture of where I found a Garage door springs that needs a safety cable running through it just in case they break. Atlanta home inspector shares another home inspection find

As an Atlanta home inspector it is my job to look closing at every detail when doing a home inspection, but in this case I didn’t have to look to hard (and neither would you) to see the problem. Now when I say problem, I don’t mean that as this is a problem and that you should abandoned ship (or worse yet house) what I mean is this is really a simple little thing that if you’re not interested in sitting on your lower deck and perhaps getting wet, then I would finish out the gutter to the ground. Of course there are other reasons to go ahead and finish the gutter to the ground, but when I am talking with you as a client, I like to lighten things up and have a little fun. The only time I get real serious is when it is a safety issue and it’s going to put you or your family at risk. Then I’m all serious. Atlanta roof inspector shares roof inspection details in Georgia

Is your home inspector inspecting the roof?

As an Atlanta home inspector, depending on if the conditions are favorable and I am neither at

physical risk nor in danger of damaging materials, I try an walk most roofs. However, in most states, they are not required to do this. In the winter weather conditions might render a roof hazardous. An inspectors’ report must state however, by what mechanism they were able to visually inspect a roof and what areas of the roof were visible. It’s important that they document every small detail of what has been observed for their own liability purposes. A home inspector cannot be held responsible for a roof leak he was not able to visually observe. Where does that leave you as a client, when the home inspector you chose does not walk the roofs? Here lately, I have been on several roofs and realize that from the ground there is no way I would have found certain defects.

Roof Inspection Details

My home inspection final report is often lengthy and the roof is only one aspect. Typical information that should be included on your report is the type of roofing material used. By far the most common material is asphalt shingle, but there are other popular roof coverings, as well, including stone, metal, and wood.

When visible, I will include detail conditions of chimneys, skylights and other roof structures, noting especially flashing, seams and following clues for any signs of leaks or structural breach. And, of course, there will be the visible inspection of the roofing material itself and the general condition, possibly its age and any repair issues.

Atlanta home inspector shares Clogged Drain Pipe

As we provide home inspections in Atlanta Georgia we run across things that are not really considered an issue, but more for maintenance reasons these things need attending to. In the picture to the right you have a drain spout that the end is crushed, and the black drain pipe is clogged. The main reason that you have drain spouts being piped off is to get the water away from your foundation. Anytime you have water running towards your foundation you have a potential problem. I have been in many damp crawl spaces where mold has been an issue simply because the water ran towards the foundation instead of away from the foundation. This is one of the thinkgs that I look at very carefully during each and every Atlanta home inspection that I do.

Atlanta home inspector shares common electrical panel home inspection issue

Atlanta home inspector highly recommends sealing off the holes in the electrical panel to prevent bugs and mice from getting down in your electrical panel. “What’s that Smell?” Maybe something fried! Yuck!

In all seriuousness, you really dont want anything getting down in your electrical panel and causing problems, sealing the holes off is your best solution.
